Rentals Terms and Conditions

To confirm your booking implies that you have read, understood and agreed to the following terms and conditions.

1. Payment
A reservation Deposit of 25% of the Rental Amount must be paid within 7 days of confirmation of your booking. The reservation deposit is Non Refundable in the event you cancel your reservation (see Cancellation Refund notes below).  In the event the owner cancels the reservation all monies are fully refundable to you.

The balance becomes due 8 weeks before arrival. The company reserves the right to re-let the accommodation if this condition is not met.

For any client booking within 8 weeks of their arrival date, payment must be made in full.

The submission of the client's reservation deposit indicates acceptance of these terms and conditions, which form a part of the contract between the client and Jk villa Rentals.

2. Forms of Payment

We accept payment in Sterling (£) or Euro (€) . Payment by Bank Transfer or Debit / Credit Card or Cash Euros  


3. What is included in the rental
Unless otherwise stated the villa rental includes cost of All utility Bills (Electric, Water, Gas etc), check in / check out,  Pool and Garden Maintenance,  All villas are fully furnished  and include Bed linen & Towels , Iron and Board and Hairdryer and washing machine .   

4. What is not included The villa rental prices do not include any Personal, Travel, Medical or Cancellation insurance. It is considered essential for the Customer and all persons using the property named in the booking form to hold suitable Holiday, Medical and Travel insurance. It is advisable for this insurance to be in place at the time the rental period booking is made.(see notes Re Cancellation Refunds below) 


Booking Terms and Conditions

Rental Period  -The rental period is from 16.00hrs on the day of arrival, up to 12.00pm on the day of departure. These times can be flexible subject to no other parties checking out on your arrival day or arriving on your check out day

Occupancy-The property is booked for normal holiday use only. The number of occupants must not exceed the maximum occupancy as stated, unless prior consent is given. Pets/animals are not allowed except by prior consent of the owners.

Conduct-The hirer is responsible for taking all reasonable care of the property and its contents. The hirer shall ensure that no member of the party engages in any activity in or around the swimming pool which may cause damage or offence to the neighbors, pollution to the water or damage to the structure or filtration equipment. Disruptive behavior caused by loud music and/or late night/early morning rowdiness will not be tolerated.

Parents with children - You are ENTIRELY responsible for the correct surveillance of infants and children in and around swimming pools - NO responsibility will be accepted for accidents occurring on the property

Floor tiles can be slippery especially when wet – Be careful especially around the Pool area and Staircases 

Damage to the villa and its contents-The hirer will be responsible for making good any damage to the villa or its contents which has occurred due to willful damage or irresponsible behavior on the part of those occupying the villa or its guests.

Building/Construction Work and Noise Pollution-Unfortunately such developments are completely outside the company's control and the company does not receive advance notice of when they may commence. The company is not liable for any disruption, disturbance, inconvenience, or diminution of enjoyment of the client's holiday arising out of such building/construction work however caused.

In the event that we become aware prior to your holiday commencing of any major building works operating immediately next to your villa which are likely to effect your vacation we will contact you with details of the works and offer you an option of an alternative villa or compensation.

In the event that no suitable accommodation can be offered then a full refund of the rental will be offered. Any refund is restricted to the villa hire costs and we are not liable for any cancellation or administration charges for travel arrangements, etc

Travel Insurance-The villa rental prices do not include any Personal, Travel, Medical or Cancellation insurance.It is considered essential for the Customer and all persons using the property named in the booking form to hold suitable Holiday, Medical and Travel insurance. It is advisable for this insurance to be in place at the time the rental period booking is made.

 

Passports / Visas -It is The Renter's responsibility to ensure that all members of the travelling party have valid passports and, if applicable, visas.

Utilites -JK Villa Rentals cannot be held responsible for any TEMPORARY Interruption to the supply of electricity, Water or Gas which may occur during your stay. Interruptions can last from 30 seconds up to several hours.The utility provider will endeavor to ensure the fault is rectified as soon as possible. 

 Satellite Television -Only where stated in the property description, satellite television is included in the rental price. The packages may differ between properties depending on the system individual properties subscribe to. Channels may change or may become unavailable over which JK Villa Rentals have no control. Reception can be variable from time to time and may disappear completely for periods. This is usually due to weather conditions and is particularly so for UK channels as southern Spain is on the edge of the satellite footprint. From time to time the local supplier(s) may have to carry out maintenance resulting in complete loss of service. In all instances JK Villa Rentals cannot be held responsible for loss of service.

 

Accommodation  -Each of the Villas we offer for rent are privately owned, Each Villa is decorated and furnished to the owners individual taste, please note standards and styles will differ from property to property. We try to give honest and accurate descriptions of each property along with a range of the internal and external photos. With some properties it is not always possible to accommodate all occupants at one time in the lounge or dining area. The properties on our website are constructed to local building and safety regulations however safety standards and regulations may differ to those in your own country  

 

Accommodation Availability-All accommodation offered is subject to availability at the time of booking. If for any reason the accommodation originally reserved is not available, the company undertakes to provide alternative accommodation of a similar size and standard. In the event that no suitable accommodation can be offered then a full refund of the rental will be offered. Any refund is restricted to the villa hire costs and we are not liable for any cancellation or administration charges for travel arrangements, etc

 

Cancellation Refunds

 All cancellations of bookings must be in writing by email to JK Villa rentals.

 

Reservation Deposit

Payment of the reservation deposit ensures your chosen property and dates will be Held for you and will not be offered to anyone else


Update Covid 19 - 1 November 2020 

For all NEW reservations arranged after 1 Nov 2020 with arrival dates in 2021, we offer guests the option to cancel their reservation anytime up to 2 months before their arrival date and receive a full refund of their reservation deposit

 In the unlikely event of cancellation by an owner, or should the property become uninhabitable prior to your stay, JK Villa rentals will make every effort to locate suitable alternative accommodation to offer you. If we are unable to locate alternative accommodation for you then a full refund of the cost of your holiday rental accommodation, paid at the time of cancellation, will be refunded. Under no circumstances shall JK Villa Rentals liability to the guest exceed the amount paid to JK Villa Rentals for the rental period.

Website Accuracy-All information contained in our website adverts has been compiled from up to date details and we have taken care to ensure its accuracy. There may however be occasions when an advertised facility is either modified or unavailable. Such situations may be dictated by local circumstances, necessity for maintenance, local construction work, water shortages, adverse weather, fuel shortages, power cuts, and other circumstances beyond our control. If we are advised of this, we will of course inform you as soon as possible, but we cannot be held liable in such circumstances. It is important to remember that some facilities, perhaps such as beach restaurants, water sports, water parks, or public swimming pools etc. may not operate at all times of the season.

Services- The Company neither owns nor operates any car hire, bike hire, private airport transfer, boat hire or Nursery furniture hire companies. Whilst JK villa rentals takes every care in recommending such companies for your holiday, we cannot be held responsible for any injury, loss, or damage howsoever caused.

Force Majeure -

Jk Villa Rentals & the property owner will not be liable for any loss, injury or delay occasioned by any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical and/or weather problems with transport, aircraft grounding, flight cancellations, airline collapse, closure of ports or airports, weather conditions or any other event beyond the control of JK villa rentals or the owner of each property

 

Complaints

If in the event you have cause to complain, or have a problem with any aspect of the accommodation during your Vacation, you should, in the first instance, contact JK Villa Rentals immediately by telephone or email. We will make every effort to resolve any complaint/problem that you may have in the fastest possible time. For example if the Fridge in your accommodation stops working we will look to replace it same day

 We will endeavor to resolve your complaint/problem to your full satisfaction. Should we be unable to, you should make a written complaint, by email, to JK villa rentals within 7 days from the end of the rental period. We promise to respond within 10 working days.

 Any complaint not reported to Jk Villa Rentals at the time the problem occurs but only reported after the Renter's return home will not be considered valid.

 JK Villa rentals cannot be held responsible for any TEMPORARY defect or TEMPORARY malfunction of any appliance, equipment or machinery in the building, grounds or swimming pool, We will look to resolve the problem in the fastest way possible to ensure minimum inconvenience to your vacation. Under no circumstances shall our liability exceed the amount paid by The Renter for the rental period.
